Effect of maintenance service

Stability

With elevators, regular inspections and maintenance checks are essential to ensure that the safety equipment of the transport machine facility used by unspecified individuals functions normally at all times.

Extension of lifespan

Elevators are a type of facility that is used for a long period after installation. It requires regular inspection and replacement of parts to minimize minor incidents of malfunction and to maintain the desired capacity to ensure the safety of users.

Cost reduction

Elevators are expensive to install. Replacing the entire elevator system while the building is in use would be inefficient as it involves high cost and requires a long construction period. In this regard, regular maintenance checks such as replacing parts can have a cost reduction effect.

Importance of maintenance service

According to the Safety Management Act, all elevator facilities need to undergo at least 1 safety inspection every month, and the details of inspections must be recorded in the comprehensive elevator safety information network.
- Requirements stipulated in Article 13 (Evaluation of Elevators) and Article 17 (Self-Examination of Elevators)

Article 17 (Self-Examination of Elevators)

1

Each managing body shall conduct a self-examination on the safety of elevators (hereinafter referred to as “self-examination”) at least once a month and enter the results thereof into the comprehensive elevator safety information network in Article 10.3 (revised on January 27, 2016).

2

Upon discovering any defect in an elevator as a result of the self-examination, the managing body shall immediately repair the relevant elevator and suspend its operation until the repair is completed.

3

Notwithstanding paragraph (1), the self-examination may be fully or partially waived for any of the following elevators:

  An elevator that has failed to pass the safety inspection referred to in Article 13 (1);

  An elevator for which a safety inspection has been postponed pursuant to Article 13 (3);

  Other elevators that require adjusting the cycle of self-examination for reasons prescribed by the Presidential Decree, such as introduction of new repair and management technique.

4

If deemed unable to conduct a self-examination, the managing body may allow a person registered to engage in the elevator maintenance business to conduct such examination on its behalf (newly added on February 22, 2012).

5

Except as otherwise provided in paragraphs (1) through (4), the qualification of a person eligible to conduct a self-examination, the standard, items, and methods of self-examination, and other necessary matters shall be prescribed by the Presidential Decree (newly added on January 27, 2016).
